1. Open the access hatch, air the space out and look for droppings, runs and disturbed insulation.
2. Coat the perimeter of every foundation vent frame and the hatch frame itself.
3. Run a band along the rim joist where it sits on the sill, all the way around.
4. Treat around the sump discharge, water line entry and any duct penetration.

✓ Things to consider

• Wear a mask and gloves. Old rodent activity in a crawl space is a health matter, not just a nuisance.
• Damaged vent screens should be replaced first; the coating goes on the frame around a sound screen.
• The gel holds up in damp conditions, which suits a crawl space better than tape or foam alone.

✕ Things to avoid

• Do not block a foundation vent. Cross-ventilation is what keeps the space dry.
• Do not coat the sump pump, its float switch or the discharge pipe joints.
• Do not apply over the vapour barrier on the floor; it belongs on the framing and the openings.
